Sophia Meadow is a small thing in a tightly held corner of District 9. Sin Thai Hin Holdings paid roughly S$33.59 million for a 13,783 sq ft plot at 132 Sophia Road, on a gross plot ratio of 2.1, and what goes up is a boutique low-rise of around 41 homes.
The pitch writes itself on location alone. St Margaret's School (Primary) is about 63 metres away — close enough to be the next building over, and inside the Primary 1 priority band. Dhoby Ghaut, where the North-South, North-East and Circle lines meet, is roughly 400 metres on foot. The Orchard Road shopping belt starts a few hundred metres further on.
The timeline is now set: the developer has scheduled a preview for 25 July 2026 and a booking (launch) day of 1 August 2026, with indicative prices from $1.2xxM for a one-bedroom, $1.7xxM for a two-bedroom and $2.4xxM for a three-bedroom. Those are indicative starting figures, not a firm price list, and no unit sizes have been published yet — so a reliable PSF can't be worked out, and anything claiming a sell-through percentage before booking day is marketing, not data. The full unit mix and floor plans are still to come, and the official unit count remains open: databases list 41, the developer markets 43.
One more thing worth getting right up front: the tenure. The land was freehold, owned by the Presbyterian Church, which is why some listings say "freehold." But the developer bought it on a fresh 103-year lease from March 2024, so the homes are 103-year leasehold — not freehold, and not the 99-year some sites show.

The developer's June 2026 preview release sets indicative starting prices by bedroom type. A one-bedroom from $1.2xxM is a relatively accessible entry quantum for a District 9 Core Central Region address — the developer's "attractive entry price into CCR living" angle, and a fair one on absolute dollars.
One caveat: these are indicative starting figures, and the developer hasn't published unit sizes, so a reliable PSF can't be derived yet. Any confident "S$3,240 psf" figure floating around is still speculative. To read the eventual price list, we'd weigh the ~S$33.59m land cost (a break-even floor), nearby Sophia-area launch comps, D9 / CCR resale velocity, and a boutique-exclusivity premium against the leasehold discount.
