The first MRT-doorstep Lakeside launch in a decade — and a CDL pricing signal.
The last new condo right at the Lakeside MRT doorstep was Lake Grande in 2016 — an MCL Land project, 710 units, now well into resale. The recent Jurong Lake District launches (The LakeGarden Residences in 2023 and Sora in 2024, both off Yuan Ching Road) sit a 15–20 minute walk from the station; Lucerne Grand, by CDL, is the first MRT-fronting parcel here in a decade. Ten years of HDB upgrade demand, ten years of Jurong Lake District master-plan updates, and no new private supply at the immediate Lakeside stop until now.
Lucerne Grand is the next round. CDL won the GLS site on 3 June 2025 with a top bid of S$608 million — S$1,132 psf per plot ratio, 10.4% above the next bidder and one of the highest land rates the Lakeside catchment has ever seen. The five other bidders ranged down to S$909 psf ppr (Sim Lian Group, sixth), a spread of 24.5% between highest and lowest. That spread tells you what the market was unsure about — the next bidders priced for a more conservative outcome.
What you're buying when you buy Lucerne Grand: CDL's conviction on JLD, plus a 10-year-deferred private-supply catch-up in this part of D22. If JLD delivers (and the Cross Island Line terminus arrives), the catchment thickens materially. If the timeline slips — as Singapore master plans sometimes do — the launch PSF still has to be carried by Lakeside's existing HDB upgrader demand. Both scenarios are real.
CDL is a known operator. Newport Residences (freehold CBD, S$3,012+ psf, launch avg S$3,370), Tembusu Grand (Katong, ~S$2,465 psf avg), Zyon Grand (62-storey twin-tower, S$2,689+ psf, launch ASP S$3,050), Piccadilly Grand (Farrer Park, completed and selling) — they don't typically misprice. The land bid here was aggressive; the launch number will reveal whether CDL is positioning for a strong launch weekend or a patient multi-quarter sell-down.

CDL has not released indicative launch prices. What we have is the land bid context, which sets a defensible floor for where the brochure will eventually land. The six bids for this parcel — nearly S$120M between highest and lowest — show the kind of conviction differential developers had on this site.

Same Lakeside precinct; prior launch was by MCL Land, not CDL. Lake Grande's URA resale level sets the realistic ceiling for what existing Lakeside upgraders are willing to recycle into a new launch. The premium that Lucerne Grand's S$1,132 psf ppr land bid implies for launch PSF will be the key indicator of how far the JLD master-plan thesis has been priced in — measure it against Lake Grande the day the brochure drops.

The site sits on Lakeside Drive, off Yuan Ching Road, with Jurong Lake on its eastern boundary and Lakeside MRT (EW26) a short walk to the south. The footprint is 145,314 sqft, zoned residential with commercial at the first storey — meaning the ground floor will likely carry F&B and convenience retail opening onto the road.
Walking distance: Lakeside MRT (5–7 min), Lakeside Garden East entry. Driving distance: JEM / Westgate / IMM at Jurong East (5–7 min), Tuas / NUS / one-north corridor via the AYE. The Cross Island Line interchange at JLD, when completed, will add a second rail option to the area.

What's actually within reach.
Lakeside's strengths are the obvious ones — lake-park frontage, MRT-fronting position, and short drive to one of the densest mall clusters in Singapore (JEM, Westgate, IMM). The weaknesses are also worth naming: primary-school 1 km catchment is thinner here than in Bukit Timah or D10, and the precinct still leans heavily HDB on the immediate streets.
