A quiet enclave gets two big launches in two years.
Pine Grove had not seen a new private launch in 14 years (since 2009). The 1980s estates that gave the road its name — Pandan Valley, the old Pine Grove HUDC — were the last word here for years. Then the government released the land in two GLS parcels, and the enclave picked up more than a thousand new homes almost at once.
Pinetree Hill opened it in July 2023: 520 units on Parcel A by UOL Group and SingLand, launched at S$2,460 psf and clearing 29% (150 units) in its opening weekend. Nava Grove followed on Parcel B, launched 16 November 2024 by MCL Land and Sinarmas Land. It booked 359 of 552 units — 65% — over its launch weekend at an average S$2,448 psf, narrowly under Pinetree Hill on entry and at a much faster opening pace.
What you are buying here is a low-density, green address rather than a transit-led one. The developers marketed an 80/20 landscape ratio — roughly four-fifths of the roughly 269,520 sqft site given to greenery and facilities — on a plot that backs onto the Rail Corridor and Clementi Forest. It is not the MRT-adjacent play (Dover is about a kilometre on foot), and Pine Grove runs on a single access road. The thesis is the enclave, the greenery and the Clementi-Ulu Pandan school and employment base.
The consortium is MCL Land and Sinarmas Land. MCL Land is part of the Jardine Matheson group through Hongkong Land; Nava Grove is Sinarmas Land's first residential project in Singapore. The pair paid S$692.388 million for the Parcel B site in November 2023 — about S$1,223 psf per plot ratio — which sets the floor under the launch maths.

If you want space, greenery and an established Clementi-Ulu Pandan school catchment, this is a strong owner-occupier fit. The 80/20 landscape ratio, the larger 4- and 5-bedroom layouts, and Pei Tong Primary inside the 1 km tier all point at the family buyer.
The honest version: the standout school proximity is Pei Tong (~0.9 km). Henry Park, the more sought-after name, sits on the 1 km edge — only selected blocks qualify, so a P1 priority buyer must confirm their exact stack before committing.
Clementi rental depth, with a real comparable next door.
The Clementi-Ulu Pandan rental base draws on NUS, one-north and the western business cluster, and the 65% launch-weekend take-up shows buyers see it. The 2-bedroom band, which led the launch, is the natural rental product here.
The cleanest read is to pull URA rental and resale data for Pinetree Hill — the same-road project a year ahead on its cycle — and work from real transactions rather than projections. We won't quote a yield range we can't two-source.
MRT-first commuters and doorstep-mall seekers.
If your commute depends on an MRT-fronting condo — and a 10-plus minute walk to Dover with a brolly in tropical rain isn't something you'll tolerate — Nava Grove will frustrate you. The same goes if you want a mall and supermarket on the doorstep: Clementi town and Holland Village are a short drive, not a walk. And note the single-road frontage on Pine Grove once both Nava Grove and Pinetree Hill are fully occupied.

The MRT is not walking-distance in the doorstep sense. Dover (EW22) is about 1.0 km — a 10 to 13 minute walk, and Singapore heat plus afternoon rain is what it is. Clementi's bigger town interchange is about 1.2 km. This is a green, low-density address, not a transit-led one; price that in.
The 1 km Henry Park advantage is partial. Pei Tong Primary (~0.9 km) is the clean inside-1 km school. Henry Park — the more sought-after name — sits about 1.08 km from the registered address, so only selected blocks fall inside the priority tier. If P1 balloting drives your purchase, confirm your specific stack rather than assuming the whole development qualifies.
Single access road, two big launches. Pine Grove is served by one road, and Nava Grove plus neighbouring Pinetree Hill add over 1,000 homes to it. Reviewers have flagged likely congestion once both are occupied. It is a real liveability factor, not a dealbreaker — but worth seeing in person at peak hour.
Thin doorstep retail.There is no mall on the doorstep. The Clementi Mall (~1.3 km, above Clementi MRT) and Holland Village (~2.3 km) carry the shopping and F&B. Day-to-day groceries lean on a short drive rather than a walk.
