Ten landed homes, on the edge of a forest, on a 999-year lease.
Most of the Springleaf noise in this cycle has been about the high-rise — the 941-unit Springleaf Residence by GuocoLand and Hong Leong Holdings, sitting right at the TE4 station. Springleaf Collection is the quiet opposite of that: ten strata landed terraces on Meng Suan Road, the redevelopment of the old Mandai Garden row, launched on 15 August 2025.
What you're buying here is scarcity and format, not scale. Nine intermediate terraces and one corner, each three storeys with five en-suite bedrooms; two come with private pools. Built-ups run from roughly 5,700 to 8,400 sq ft — these are large houses, not apartments. The 999-year lease is effectively freehold for a landed home, which is the headline most landed buyers care about.
The developer is Springleaf Collection Pte Ltd, with the co-living operator The Assembly Place appointed as development manager. A stale seed name, "MSR Pte Ltd," still floats around some listings, and a few portals mislabel the tenure as freehold — neither is right, and we sort both out below.
The setting is the real argument. The Springleaf forest fringe and Springleaf Nature Park are on the doorstep, the Upper Thomson food belt is a short drive, and the Thomson-East Coast Line runs from Springleaf MRT straight into town. The honest counterweight: no primary school within a kilometre, no condo facilities, and a resale market this thin gives you very little comparable data to lean on.
From S$5.28M, by quantum.
Landed pricing is a quantum game, not a PSF one — you're buying a whole house, so the cheque size is what matters. Springleaf Collection started from S$5.28M at the 15 August 2025 launch, with the corner 5-bedder sitting on 2,633 sq ft of land over a 6,470 sq ft built-up.
At S$5.28M for ~5,694 sq ft built-up, that's roughly S$925 psf on built-up — low for new landed, reflecting the large floor areas.
As landed strata housing, units are generally restricted to Singapore citizens (foreigners need Land Dealings Approval Unit consent).
- Intermediate terraces: from S$5.28M, 5,694–5,716 sq ft built-up
- The two pool intermediates run larger — up to 8,392 sq ft built-up
- Per the developer's price list, about 80% of the ten terraces had sold by April 2026; our daily live-balance check shows two of the ten remaining

Landed comparables are quoted by quantum, not PSF — like-for-like new-build landed stock is thin. Springleaf Residence is the adjacent 941-unit high-rise condominium, listed only to distinguish it from this enclave; it is not a like-for-like landed comp.
Ten terraces, three configurations.
Every home is a three-storey terrace with five en-suite bedrooms. The split is seven straight intermediate terraces, two larger pool intermediates with private pools, and one corner. The built-ups are unusually generous for a strata landed product — the largest pool intermediate reaches 8,392 sq ft.

Meng Suan Road, on the Springleaf forest fringe.
Springleaf Collection sits on Meng Suan Road in District 26, off Upper Thomson Road, on the site of the former Mandai Garden row. The Springleaf forest fringe and Springleaf Nature Park (under 1 km) are essentially the back garden of the enclave.
The commute is the honest tradeoff. Springleaf MRT (TE4) is about a 12-minute walk (~600 m), and the Thomson-East Coast Line runs direct to Orchard and Marina Bay. Upper Thomson Road and the SLE / Mandai Road handle the drive.
The school picture is the other tradeoff. There is no primary school within 1 km — the nearest mainstream primaries are about 3.7 km away in Ang Mo Kio. For a landed buyer that may not matter; for a young family it should be factored in.

Forest, food belt, and the TE line.
The defining feature of this address is green, not retail. The Springleaf forest fringe, Springleaf Nature Park and the Central Catchment sit on one side; the Upper Thomson food belt and a few low-key estate shops on the other. The school catchment is genuinely thin — plan around it.

The case for, the case against — and who we'd steer away.
This is a niche product, and it should be sold like one. Here is where Springleaf Collection genuinely earns its quantum, and where it doesn't.
Effectively-freehold, ultra-rare, forest-fringe landed.
The 999-year tenure is effectively freehold for a landed home. An enclave of just ten units is genuinely rare, and the quiet Springleaf forest setting is the kind of backdrop you can't manufacture.
The Thomson-East Coast Line takes you into town without a car, and the homes themselves are large — 5,700 to 8,400 sq ft of built-up across three storeys and five en-suite bedrooms.
No schools nearby, no facilities, thin comps.
There is no primary school within 1 km. A landed enclave means no condo facilities — no pool deck, gym or concierge beyond your own four walls. Independent resale-comp data is thin, so price discovery is hard.
The S$5.28M-plus quantum is niche by definition. Per the developer's price list, about 80% of the ten terraces had sold by April 2026; our daily live-balance check shows two of the ten remaining. Sales figures are developer-reported and not independently corroborated by news sources.
School-catchment families and liquidity-first buyers.
If you need schools within walking distance, full condo amenities, or a liquid resale market, this isn't the one. A boutique ten-unit landed enclave on a thin-comp street is the opposite of a liquid asset — it's a home you buy to hold, not to trade.

What buyers keep asking.
- What is Springleaf Collection? +
- Springleaf Collection is a boutique landed enclave of 10 strata terraces on Meng Suan Road in District 26, the redevelopment of the former Mandai Garden row, off Upper Thomson Road. It launched on 15 August 2025 on a 999-year lease, with prices from S$5.28M at the 15 August 2025 launch.
- Who is the developer of Springleaf Collection? +
- Springleaf Collection is developed by Springleaf Collection Pte Ltd, with co-living operator The Assembly Place appointed as development manager. Some early listings circulate a seed name, "MSR Pte Ltd" — that is wrong. The corroborated developer entity is Springleaf Collection Pte Ltd, per EdgeProp and Yahoo SG.
- Is Springleaf Collection freehold or leasehold? +
- Springleaf Collection is 999-year leasehold, not freehold. Some marketing portals label it freehold, but EdgeProp, Yahoo SG and 99.co all corroborate a 999-year lease — effectively freehold for a landed home in practice, though it is technically a leasehold title.
- Is Springleaf Collection the same as Springleaf Residence? +
- No. Springleaf Collection is the 10-unit landed enclave of strata terraces on Meng Suan Road. Springleaf Residence is the separate 941-unit GuocoLand and Hong Leong Holdings high-rise condominium at Springleaf MRT. They share a neighbourhood name but are entirely different projects with different developers and formats.
- How much do homes at Springleaf Collection cost? +
- Springleaf Collection is priced from S$5.28M at the 15 August 2025 launch. The seven intermediate terraces sit on roughly 1,945–1,954 sq ft of land with 5,694–5,716 sq ft built-up. The corner 5-bedder has 2,633 sq ft of land on a 6,470 sq ft built-up, per EdgeProp and Yahoo SG. At S$5.28M for ~5,694 sq ft built-up, that's roughly S$925 psf on built-up — low for new landed, reflecting the large floor areas.
- How many units does Springleaf Collection have? +
- Springleaf Collection has 10 strata landed terraces — 9 intermediate and 1 corner. Each is three storeys with five en-suite bedrooms; two of the units come with private pools. Built-ups range from about 5,700 to 8,400 sq ft, making this an ultra-rare, very low-density enclave.
- How many units at Springleaf Collection are still available? +
- Per the developer's price list, about 80% of the ten terraces had sold by April 2026; our daily live-balance check shows two of the ten remaining. (Sales figures are developer-reported and not independently corroborated by news sources.)
- When does Springleaf Collection TOP? +
- Springleaf Collection is estimated to obtain its Temporary Occupation Permit around 2028, a developer estimate that is not independently verified. The enclave launched on 15 August 2025, so that points to a roughly three-year build from launch to completion.
- How far is Springleaf Collection from the MRT? +
- Springleaf Collection is about a 12-minute walk (~600 m) from Springleaf MRT (TE4) on the Thomson-East Coast Line, which runs direct to Orchard and Marina Bay. The walk figure is per EdgeProp and the distance is measured on OneMap. Upper Thomson Road and the SLE / Mandai Road are the arterial connections.
- Are there primary schools near Springleaf Collection? +
- No — Springleaf Collection has no primary school within 1 km, verified on OneMap. The nearest primaries are about 3.7 km away (Anderson Primary) and 4.4 km (Mayflower Primary), both in Ang Mo Kio. There are preschools near Springleaf, but no walkable mainstream primary catchment.
- What's around Springleaf Collection for daily living? +
- Springleaf Collection sits beside the Springleaf forest fringe and the Upper Thomson food belt. Springleaf Prata Place, Sembawang Hills eateries, The Brooks I & II, the Springleaf Garden Estate shops and Thomson Plaza cover food and retail. Springleaf Nature Park is under 1 km away, with the Central Catchment Nature Reserve nearby.
- Who is Springleaf Collection right for? +
- Springleaf Collection suits a buyer who wants an ultra-rare landed home with effectively-freehold 999-year tenure, large 5,700–8,400 sq ft built-ups and a quiet forest setting on the Thomson-East Coast Line. It is not for you if you need schools within walking distance, full condo facilities, or a liquid resale market.
