A rare freehold boutique in Tanjong Rhu — launched on purpose-quiet.
Freehold land in the Tanjong Rhu / Kallang stretch rarely turns over. La Ville — a 40-unit 1980s condo — took three collective-sale attempts before it finally sold for S$152 million (about S$1,540 psf ppr) in December 2021. What is going up in its place is Arina East Residences: 107 freehold units in two 20-storey towers linked by sky bridges.
The launch itself was unusual. Arina East previewed on 31 May 2025 and launched on 7 June as an invitation-only private placement — not the saturation marketing most launches run. Ten units (9.3% of 107) sold over the opening weekend at an average of S$3,008 psf, with transactions spanning roughly S$2,890–3,250 psf. A soft number by headline standards, but a deliberately soft format.
What you are actually buying here is a thesis on freehold scarcity and the Tanjong Rhu address. It is a three-to-four-minute walk to Katong Park MRT (TE24), about ten minutes to the CBD, and sits inside the Sports Hub / Kallang / Gardens-by-the-Bay-East catchment. It started with 10 of 107 sold (9.3%) at the June 2025 launch weekend, and the balance has since climbed to about 80% (86 of 107) sold as of June 2026, leaving 21 available.
The sponsor mix is the other thing to know. A ZACD Group-led JV — with Welltech Construction and FRX Capital, under the project entity ZACD & LV Development — is steering the launch. A boutique sponsor on a boutique project tends to price for exclusivity and hold, rather than chase a fast clear.
Launched at S$3,008 psf average.
Arina East launched over the 7 June 2025 weekend with 10 of 107 units booked — 9.3% take-up at an average S$3,008 psf, across a transacted range of roughly S$2,890–3,250 psf. That is a CCR-level price point for a District 15 freehold address, and the freehold premium is largely priced in. Indicative from-prices at launch:
- 1-Bed (495 sqft): from ~S$1.43m (~S$2,880 psf)
- 3-Bed Deluxe (969 sqft): from ~S$2.86m (~S$2,950 psf)
- 4-Bed Premium (1,324–1,615 sqft): from ~S$4.34m (~S$3,126 psf)
Just 10 of 107 units (9.3%) sold at the invitation-only launch weekend on 7 June 2025 at S$3,008 psf; the balance has since climbed to about 80% (86 of 107) sold as of June 2026, leaving 21 available.

107 units, 1-bed to 4-bed-with-study.
Stacked Homes breaks the 107-unit mix from 495 sqft one-bedders to a single 1,679 sqft four-bedroom premium with study. The two-bedroom premium (26 units, 797–861 sqft) is the single largest format — the workhorse layout of the project — with the three-bedroom premium close behind at 23 units.

6 Tanjong Rhu Road — Katong Park MRT at the doorstep.
Arina East sits at 6C & 6D Tanjong Rhu Road, on the former La Ville site in the Kallang planning area. The address reads Tanjong Rhu, but the station you would actually use is Katong Park (TE24) on the Thomson-East Coast Line — about a three-to-four-minute walk (~270 m). Tanjong Rhu MRT (TE23) is the next-closest, roughly 1.2 km away.
The road network is the other half of the commute: ECP, KPE and MCE are all close, putting Marina Bay and the CBD about ten minutes out by car. Mountbatten MRT is roughly a six-minute drive when you need the Circle Line.
The school picture is the honest tradeoff. Dunman High School is about 450 m away — but it is a secondary school. No primary falls inside the MOE 1 km Primary 1 priority zone; the nearest primaries sit 1.3–1.9 km out. If P1 enrolment is the priority, this address does not carry that advantage.

Sports Hub, waterfront, the city minutes away.
The defining feature of this address is the Kallang / Tanjong Rhu setting: the Singapore Sports Hub and the upcoming Kallang Alive precinct on one side, the waterfront promenade and East Coast on the other, and the CBD about ten minutes out. The school catchment is the weak spot — there is a strong secondary next door, but no primary inside the 1 km tier.

The honest read — case for, case against, and where we'd steer away.
Most launch pages try to be everything to every buyer. We don't think Arina East is that. Here's where it genuinely shines, and where it doesn't.
Freehold scarcity, station-adjacent, city-close.
Freehold tenure in the Tanjong Rhu / Kallang stretch is the core draw — land here rarely turns over. The three-minute walk to Katong Park MRT (TE24) and the roughly ten-minute hop to the CBD give it real day-to-day usability.
Then there is the setting: the Sports Hub, the Kallang precinct, Gardens by the Bay East and the waterfront promenade. For a buyer who values a boutique, 107-unit address over a big-development clubhouse, the exclusivity is the point.
Soft launch, no P1 school, premium priced in.
No P1-priority primary falls within 1 km — Dunman High (450 m) is a secondary. The launch was very soft (10 of 107 over the opening weekend), and while it has since reached about 80% (86 of 107) sold as of June 2026, much of that take-up came well after the launch.
And the price does the rest of the talking. At S$3,008 psf, this is a CCR-level number for a District 15 address — the freehold premium is largely priced in rather than a discount you are capturing today.
P1-school families, momentum buyers, the price-sensitive.
If P1 enrolment matters, this address does not put a primary inside the 1 km priority zone. If you want proven launch-day momentum before committing, the opening weekend was very soft at 10 of 107, even if it has since reached about 80% sold. And if you are price-sensitive, S$3,008 psf is a CCR-level entry for D15 with the freehold premium already in the number. For those three buyers, this isn't the one.
Arina East was about 80% sold (21 units available) as of June 2026 — ask for the current balance and pricing.
We'll send the current balance-unit list, indicative pricing by stack, and any developer-side incentives still active. Drop us a note about the bedroom count or budget you're working with — our partner agent can pull the matching options before the showflat call.
What buyers keep asking.
- What is the nearest MRT to Arina East Residences? +
- Arina East Residences' nearest MRT is Katong Park (TE24) on the Thomson-East Coast Line, about a 3–4 minute walk (~270 m). Tanjong Rhu MRT (TE23) is the next-closest at roughly 1.2 km, so despite the Tanjong Rhu address, Katong Park is the station you would actually use day to day. Distances verified on OneMap as of mid-2026.
- When did Arina East Residences launch and how much sold? +
- Arina East Residences previewed on 31 May 2025 and launched over the weekend of 7 June 2025 as an invitation-only private placement. As of June 2025, 10 of its 107 units (9.3%) were sold at the launch weekend, at an average of S$3,008 psf with a range of roughly S$2,890–3,250 psf. The soft take-up reflects the deliberately exclusive, low-key launch format.
- How many units are sold at Arina East Residences now? +
- Arina East Residences started with 10 of 107 units sold (9.3%) at its June 2025 launch weekend. As of June 2026, about 80% (86 of 107) has sold, leaving 21 available. That current balance is a partner-agent figure rather than a press-reported number, so confirm it before relying on it — ask via the form on this page for the latest count and pricing.
- What is the tenure of Arina East Residences? +
- Arina East Residences is freehold, per EdgeProp, 99.co and Stacked Homes. It sits on the former La Ville site, a 40-unit 1980s condo bought via collective sale for S$152 million (about S$1,540 psf ppr) in December 2021, on the third en-bloc attempt. Freehold tenure in the Tanjong Rhu / Kallang stretch is one of the project's core selling points.
- Who is the developer of Arina East Residences? +
- Arina East Residences is developed by a ZACD Group-led joint venture, with Welltech Construction and FRX Capital as partners; the project entity is named ZACD & LV Development. As of mid-2026, this developer line-up is corroborated across EdgeProp, Yahoo SG and Stacked Homes. ZACD is the lead sponsor steering the launch and pricing.
- How big is Arina East Residences and what is the layout? +
- Arina East Residences has 107 freehold units across two 20-storey towers linked by sky bridges, per Stacked Homes and Yahoo SG. The mix runs from 495 sqft 1-bedders to a single 1,679 sqft 4-bedroom premium with study. It is a boutique project by current Singapore standards — small enough that exclusivity is part of the pitch, but also part of the resale-liquidity question.
- What is the unit mix at Arina East Residences? +
- Per Stacked Homes, Arina East Residences' 107 units break down into 17 one-bedroom (495 sqft), 17 two-bedroom deluxe (678 sqft), 26 two-bedroom premium (797–861 sqft), 9 three-bedroom deluxe (969 sqft), 23 three-bedroom premium (1,087–1,238 sqft), 14 four-bedroom premium (1,324–1,615 sqft), and one four-bedroom premium with study (1,679 sqft). The two-bedroom premium is the single largest format.
- Is Arina East Residences within 1 km of a primary school? +
- No — as of mid-2026, no primary school falls within Arina East Residences' MOE 1 km Primary 1 priority zone. Dunman High School is about 450 m away, but it is a secondary school, not a primary. The nearest primaries sit roughly 1.3–1.9 km out, so the project does not carry a P1-priority catchment advantage. Distances verified on OneMap.
- When is Arina East Residences expected to TOP? +
- Arina East Residences is expected to receive its Temporary Occupation Permit between 2027 and 2028. EdgeProp and Yahoo cite 2027, while Stacked Homes cites Q4 2028; as of mid-2026 the sources do not fully agree, so we present the range rather than a single date. Confirm the developer's latest target before committing.
- What was the launch price of Arina East Residences? +
- Arina East Residences launched at an average of S$3,008 psf over the 7 June 2025 weekend, with transacted prices ranging roughly S$2,890–3,250 psf. As of June 2025, one-bedders started from about S$1.43m (~S$2,880 psf), three-bedroom deluxe from about S$2.86m (~S$2,950 psf), and four-bedroom premium from about S$4.34m (~S$3,126 psf). That is a CCR-level price point for a District 15 address.
- How does Arina East Residences compare to nearby freehold launches? +
- Arina East Residences is a 107-unit freehold boutique that launched at an average of S$3,008 psf in June 2025. The Line @ Tanjong Rhu (130 units, freehold, TOP 2016) is the closest completed freehold comparable in the same stretch and trades on the resale market. Arena Residences in D14 (98 units, freehold) launched at about S$1,694 psf back in November 2018 — a useful read on how far District 14/15 freehold pricing has moved since.
- Is the freehold premium worth it at Arina East Residences? +
- At Arina East Residences, the freehold tenure, the ~3-minute walk to Katong Park MRT (TE24), and the Sports Hub / Kallang / Gardens-by-the-Bay-East setting are the genuine draws. Against that, the S$3,008 psf launch average is a CCR-level number for D15 and the launch was very soft (it has since reached about 80% sold, 86 of 107, as of June 2026) — so the freehold premium is largely priced in rather than a discount you are capturing today.
